Guest Information

  • Before arrival, we will email you some local recommendations and complete directions to your Tree House Retreat. We pride ourselves on being eco-friendly and try to minimise paper waste, so we don’t print and distribute brochures for each site & booking.

  • Upon arriving at the property, you’ll find a complete treehouse guide. This contains important information that you’ll need for your stay, including health and safety details, what to do regarding waste disposal, who to contact if you have any issues during your stay and departure day procedure, as well as some useful local information

  • This information is provided to ensure you have a safe and enjoyable stay. Please read through the property guides included, which will help with the practical elements of your stay.

  • Guests with pacemakers should avoid using the induction hobs within our accommodation as they can interfere with the device.

  • Allergies - if you have allergies, please let us know before your stay so we can accommodate them where possible.

Wildlife & Noise

  • Please be respectful of wildlife and other guests.

  • We want you to have a great time, but please be aware that noise in the woodland travels a long way, particularly at night.

Fires, BBQ’s & Fireworks

  • South Downs National Park rules do not allow open fires or BBQs in the woodland or tree houses. Also, Fireworks - or any type of pyrotechnics - must not be let off anywhere on or near the property’s grounds.

Candles & No-Smoking Policy

  • Guests are politely reminded that candles aren’t permitted within the property or grounds for safety reasons.

  • Smoking isn’t permitted within the property. If guests are to smoke on the grounds, please ensure all cigarette ends are removed before departure & use the sand-filled buckets to dispose of them safely.

Accidents & Breakages

  • Each treehouse undergoes a thorough changeover service before your arrival to check for any issues or damages and maintain high standards.

  • If you spot any causes for concern upon arrival, please immediately alert your treehouse Host.

  • We understand that accidents happen! If you experience any accidents or breakages during your stay, please notify our host as soon as possible.

  • This advance notice will ensure items can be replaced or issues rectified on the next changeover so the next set of guests aren’t impacted.

  • Your assistance is hugely appreciated so all guests can enjoy the property thoroughly.

Dogs - Rules and Safety

  • We allow a maximum of two small to medium-sized dogs per treehouse - a fee of £35 per dog will be charged.

  • Our woodland is only partially fenced, so please keep control of your dogs.

  • You will encounter ponies, horses & livestock on the estate; please be considerate & observe local conventions & instructions.

  • Guests are responsible for their dogs’ safety & security at all times.

  • Bag & pick up all dog waste in our woodland. Dog waste bags should be placed inside another rubbish bag inside your bin.

  • Please do not leave your dog alone in the treehouse.

  • Our tree houses have cosy dog beds, so please keep your dog off the furniture.

  • Please bring your own towels & blankets for your dog - don't use the tree house towels to clean them.

Electric Vehicles

  • Our Electric Vehicles are fitted with a GPS tracker, meaning they will not work if a guest deviates from the designated routes. This is to protect the grounds at Cowdray, which are of heritage significance.

  • Guests must possess a valid provisional driving license to drive an electric buggy onsite.

  • The guest is responsible for driving their buggy in a sensible and safe fashion. We accept no responsibility for any accidents.

VAT

  • The accommodation price includes VAT at the prevailing rate.

Booking and Payment

  • A 30% booking fee will be taken when booking. Full prepayment will be requested 35 days before arrival, and the balance must be paid no later than 28 days before arrival.

  • If card details are stored in our system and payment has not been made by the deadline, TreeHouse Retreats will automatically deduct the balance from the card.

  • If the total balance is not paid on time, TreeHouse Retreats reserves the right to cancel the booking, in which case the deposit will be forfeited. 

  • A cautionary deposit of £250 will also be held when the balance is paid. Upon inspection of the treehouse, if no loss or damage is discovered, we will provide you with a full refund of the cautionary deposit within 7 working days. If any loss or damage is discovered, we will inform you of the amount deducted from the deposit. However, if the cost of repairing any loss or damage to the treehouse or contents exceeds the cautionary deposit, we will invoice you and charge your credit or debit card.

  • Payments must be made in £ sterling.

  • Surcharges: Supplements for guest numbers beyond 2x Adults:

    • Extra child £25 per stay.

    • Non standard check in day & late arrivals £50.

  • £50 Extras Voucher is for the first 15 bookers from 4th December 2024. It can not be used in conjunction with any other offer.

  • £100 Extras Voucher is valid on bookings made between 20.12.2024 and 31.01.25. It can not be used in conjunction with any other offer.

  • £25 Extras Voucher is valid for email subscribers only and you must use the code in your Welcome Email and book within four weeks.

Cancellation

  • Accommodation is fully refundable if cancelled within 24 hours of booking.

  • Accommodation is fully refundable if cancelled up to eight weeks before arrival. After this period, if you need to cancel your booking for any reason, full payment will be retained.

Gift Cards

  • The TreeHouse Retreats Gift Card is not a cheque, credit, or charge card. You will receive it in the form of an email.

  • The minimum amount required to activate a TreeHouse Retreats Gift Card is £100.

  • You may use the TreeHouse Retreats Gift Card by emailing hello@treehouseretreats.com

  • The TreeHouse Retreats Gift Card cannot be redeemed or exchanged for cash or vouchers. Purchases of gift cards are non-refundable.

  • Cards not used for more than 12 months after purchase will expire, and the balance will be forfeited.

  • All refunds/cancellations of goods purchased with the TreeHouse Retreats Gift Card will be made following TreeHouse Retreats' refund policy. This does not affect your statutory rights.

  • TreeHouse Retreats will cancel the value of the gift card if we fail to receive payment from the purchaser's bank or card company for the initial purchase of the card. Further action may be taken where the fraudulent use of a credit card is suspected.

  • Please contact our customer support team if you have any issues using your TreeHouse Retreats Gift Card.

Upgrade your stay extras

  • Advance Notice
    All extras must be ordered at least 72 hours prior to your arrival.

  • Substitutions
    We strive to provide all items as advertised; however, we reserve the right to substitute any item with an equivalent alternative if the original is unavailable.

  • Invoices
    Please note that any extras purchased through our website will not be itemised on your final invoice.

  • Pricing and Availability
    Prices for extras are subject to change without notice. All items are offered subject to availability at the time of ordering.

  • Refunds and Cancellations
    Cancellations or changes to your extras must be requested at least 72 hours in advance of your arrival for a refund.
